Summary:
If you’re looking for a van to move into and travel/work full time from with all the comforts of a home, this is perfect. It has large water tanks, a large LPG tank, and an electrical system that is fully self sufficient. It is very well insulated and temperature controlled, with aircon for the summer, and heating for the winter. It was occupied full time until a few weeks ago.

The heating, fridge/freezer, water heater and hob are all gas powered, with a large 100l underslung lpg tank running them all (lasts around 3-4 months in summer running the fridge 24/7 and cooking/using hot water every day). The fridge freezer is setup so it automatically switches from gas or 240v to 12v whilst driving.

The electrical system is fully self sufficient and has both 12v and 240v, and was built to the highest spec I could find at the time. As an example, it will run the aircon for hours a day in the summer without needing to be plugged in. If it ever does need to be plugged in. the multiplus will charge the battery in a few hours. It has a 4g antenna on the roof and I’ve only ever struggled with signal twice all over Europe.

The van itself has been well looked after. It’s recently had a whole load of work done including a turbo, full intake manifold, engine mounts, rear brakes, bottom balljoints, flush of all fluids including gearbox, coolant, brake fluid. It is plated to 4.2 tonne, so you will need the correct license to drive it (I did my license in a week prior to moving into the van). The cab and chassis are very clean underneath and the bodywork is pretty tidy generally but has a few age related marks etc.

I built it to live and work from, so it has a working area rather than a full seating area, it is currently 2 berth and probably not suitable for anything more than two people as it is, but you could very easily take the desk out and add a seating area which could make multiple more beds if required.

To get in and out I have mainly used the crawl through from the cab, although this may not be suitable for all as it’s quite tight. There is a door at the back of the van hidden behind the roller shutter, but this only locks from the inside. Ideally I’d have put a normal household style door on the rear with some steps, but the crawl though suited me fine.

The van has a recent habitation check including gas check (with replacement of the lpg regulator and pipework) and an electrical check. It has MOT until May 2026 with all of the advisories from this year taken care of.

As it’s classed as a private HGV it’s only £170 a year to tax.

Note some of the items pictured won’t be included such as the chair, tv, air fryer, some wall art etc. as I’m using these in the house I moved into, but could possibly be negotiated.

I’ve probably missed quite a bit of information, so feel free to message/call. Happy to do a video call walkaround. Also potential to organise delivery, within reason.

Beds Description
