Vehicle Description

Great condition with brand new 12 months of MOT.
2.2L Engine, 6 Speed Manual Gearbox.
Work done in the last couple years includes:
4 new injectors installed by diesel specialist with paperwork. This is a common issue with these engines so having 4 new ones gives you confidence this will not need doing, solid engine once this work has been done.
All 4 discs and pads changed.
Brake lines replaced.
Upgraded rear leafs springs fitted.
Self serviced every year with receipts.
All trim has been removed, holes into chassis sealed and raptor painted lower part of van for longevity.
Will sell with a full Valet before pickup.

We brought this van in 2019 and, after converting it, we travelled the UK before deciding to live in it–full time–for around 10 months in London (an excellent way to avoid exorbitant rent prices.) We moved to Canada in 2022 with the idea of returning, so we kept the van with our parents, but plans have since changed and it looks like we are staying out here, so the sad time has come to sell our much loved home.

The conversion was designed and built to be lived in, off grid, for extended periods of time and is packed with many features. Ryan is an electrical engineer and has worked on military and SAR aircraft for over a decade including other roles in the robotic and boat building sectors.

The electrical system has:
200AH Bluetooth Smart Lithium Battery
1000W inverter. A 240V double socket and double USB output over the dining table and another 240V double socket in the rear garage to charge utilities and the Dyson hoover.
Victron 30A DC/DC converter for charging from the alternator when the engine is running
2 MPPT controllers (1 x 40A EPEVER and 1 x 20A Renege “Role-Fit” controller) The reason for this is the 40A charges the system from a 410W panel and the other 20A one supplements the van in the winter with around another 240W from two smaller panels installed on the roof decking. In the summer we easily remove the two smaller panels to gain deck space on the roof as the one 410W panel is then enough to supply power needs.
240V – 10A hook up charger to charge batteries when hooked up to power.
Two switches are installed in the rear to swap between inverter power and hook up power. There is also an emergency override switch should the van fail to start on the starter battery and you need to start the van using the lithium house battery.
The 12V electrics features a smart GPS system which I can tell the prospective buyer more about in private.
Various 12V/5V USB outlets fitted throughout the van, (Total of 7 plus 2 x 240V/5V)
12V socket under the bed of the van in the garage space
4g Booster antenna for better phone and 4G signal wherever you go, a need for people working remotely. This has been tried and tested by Jen who needed excellent coverage working from home.
12V Smart TV

Water System
This van has 2 showers! An indoor fully enclosed shower and an outdoor shower hookup point. Both showers are run from a Forcali 12L LPG instant hot water boiler. This boiler is a sealed unit with a proper flue system installed and provides instant hot water.
100L Underslung fresh water tank with a dial tank level sender and a high pressure 50PSI SHURFLO water pump and accumulator.
45L Underslung waste tank equipped with an electric release switch in the cab for easy disposal of grey water.

Storage
There are 12 internal storage spaces within the van, not including the garage space. The overhead lockers are deep with enough room to storage clothes for two people full time. There are many hooks around the main living space as well to accommodate the bulkier items such as winter coats and scarves. There are small shelves at the side of the kitchen secured by elastic for pots of herbs.
In the kitchen, all draws have been safe-guarded with latches so that they are secure in transit. There is enough space for all cooking pots, pans, cutlery, utensils and of course, food(!) which we stored in the cupboards above the fridge and oven.
There is an easy-to-reach-though hatch to the garage under the bed. This is ideal for storing hobby items that you use weekly, yet don’t want in the main living area. For us it was our climbing gear.
The attic is located above the front cabin is a sizeable space. Very handy for the guest sleeping bags and camping gear – or even just the spare bedding or Christmas presents you need to hide.

Kitchen
We repurposed a vintage copper jam-making basin for our sink which affords ample space wash up.
Counter top can be extended when not using the hob, but when you are, the pull out table from under the bed is an excellent additional space to use.
Our under counter 12V retro fridge with ice box can easily storage and keep cool a weeks+ worth of groceries. It has an extra door lock for when you are on the move.
Thetford gas oven/grill/hob can handle any meal and can be relied on to make good grub.
Knife rack and knives included. Don’t be fooled, this magnetic strip is very strong so there is no danger of them falling in transit.
Macrame hanging fruit bowl keeps those bananas fresh.

Dining Room/Sofa Space
Collapsable dining table transforms into a long sofa or single bed. Longe enough for an adult of average height to use.
Both seats lift up to reveal storage wells.
Area is adjacent to large tinted window for maximum outlook and dual privacy. The window also holds a window box planter for the option of adding more greenery, or storage of stationary or electrical items – whichever floats your boat.
Both windows are laced with velcro upon which the owner can attached extra blackout covers if they desire a extra cosy feel or a long lie in.

Bedroom
Extra features in the bedroom include:
Green velveted black out curtain to separate living space from sleeping area. Handy if one of you is on the night shift and the other needs to work.
Porthole fillers for the back doors – again, that pesky light trying to wake you.
A quick release system to open the rear door from the inside.
Smart 12V TV upon which you can watch your streaming platforms.
4g booster.
Over TV shelving as well as an extra cupboard on the left.
USB touch lights, wall mounted. One for each person.
Light switches for main living area lights so there is no need to get back out of bed once you’re in it.
Roof fan and skylight with blackout cover.

Bathroom
Fully tiled and enclosed system bathroom.
Hot water shower. Copper fittings.
Cassette toilet that is easy to remove, clean and re-insert.
Hooks for towels or damp swimming gear.
Extractor fan, electric.
Roof skylight/vent, manual.
Frosted plastic door. Light weight with water tight lip. Easy open and close for safety.

Windows and skylights
Our van has three skylights. One that doubles as a fan over the bed for when it gets hot in the summer.
These are all manual-open vents and fan.
The main side windows are tinted for your privacy, yet allow a great amount of light in even on a rainy day.
The window in the sliding door can be opened separately when the door is shut.

Garage
Spacious and easy to use.
Access to electrical system, further 12V USB and 240V sockets for charging utilities.
Switches here from 12V to 240V hookup.
Dyson hoover included in the sale.
The space is large to hold camping gear, two paddle boards, a spare water tank, wheel ramps, hook up cable, two large containers for personal items and more.
The floor is strong, durable and waterproof allowing for easy cleaning.
The back doors also support storage baskets for hoover attachments and the outdoor shower nozzle.

Roof Decking
A beautiful place to relax in the summer with a book or wrapped up with a hot drink in the winter.
The Rhino rack is easily accessed via the ladder situated on the rear door.

External Hookups
The exterior of the van holds a lockable fresh water inlet, and 240V hookup port.
Below these are the connection of the outdoor shower and the gas inlet.

Alarms
Like any home we have equipped the van with your standard fire alarm, CO2 alarm and gas leak detection alarm.

Insulation and Height
Ceiling walls and floor are insulated with fibreglass insulation over which lies a vapour barrier.
The internal height within the van is 6’3.5″ (192cm), although the trim of the roof vent hangs slightly lower at 6’3″.

Beds Description

Fixed double bed at rear. Sideways configuration with side walls recessed for extra length. Total length is 6′ 1″ (185cm) across the vans width. Width is a Double, 4′ 6″ (137cm) from the back doors to the main galley.

Dining table folds down to make a single bed. However, please be advised that there are only two seats with seatbelts in this van.
