She even has a built-in Espresso Machine!
The conversion from top to bottom includes.

Living area:
2x Captain chairs with armrests
1x swivel seat with fold-up workstation.
The kitchen includes a 2 burner gas hob, Belfast Kitchen sink, and Bespoke copper hot and cold tap with instantaneous hot water.
There are 4 draws of varying sizes, all with soft close hinges and stainless steel slam latches.
Under the sink is a storage space with an under-cabinet bin as well as a brand new Shurflo 30psi water pump, strainer and expansion tank. The pump is on a separate switch which allows you to turn your pump off if your water tanks are empty. This stops your pump from running dry and extends the life of your pump.
Further along, is a 90ltr Vitrifrigo C85i in black with a separate freezer compartment.
To the right-hand side of the kitchen is a separate unit with 2 large draws with internal 240v plugs. These were designed to charge drones, laptops etc whilst on the move. Again these are on soft close-draw runners and have stainless steel slam latches.
Underneath is a Thetford 345 Porta Potti on pull-out runner.
There is also a fold-up workstation on this Kitchen unit, which allows you to spin the front passenger seat and work with your side door open.
There are 8 top cupboards in total with the first one being larger than the rest. This is where the espresso machine is housed! It has a built-in 240 v plug and a slide-out compartment for the espresso machine.
All the top cupboards have gas struts to keep the doors open whilst in use.
In the seating area, there is a small vent window on the near side of the van. This window has a built-in fly screen and aids air flow whilst in the van at night. All the windows come with purpose-made magnetic removable blinds in a William Morris fabric design.
The seating area consists of a 1m dining table of solid Ash on a gas-assisted table leg. This pushes down to make the bed at night with a separate piece to complete the bed.
The bed can be made up of 2x single beds or 1x extra large kingsized bed. Dimensions = 1.7 width x 2m long
The luxury cushions are professionally upholstered with denim-style hard-wearing linen fabric, including piping. These are extremely comfortable for both sitting and sleeping.
The skylights include a Maxxfan over the kitchen to the front of the van and a Heki Midi to the rear over the bed. The Heki Midi has both a fly screen and a blackout curtain.
Over the cab is a large storage shelf with elastic stoppers. This is a great place to store your window covers as well as duvet and pillows whilst on the move.
To the back of the van is a bookshelf between the rear back pillars. Again this has an elastic stopper and is a great place to store books and trinkets.
The ceiling is Cedar, which is a lovely lightweight material and smells beautiful.
The Flooring in a Hardwearing Luxury Vinyl Tile, in stone effect. This is easy to sweep and wipe clean.
The walls are Birch ply and painted in a very hardwearing Dulux Diamond Eggshell Brilliant white.
The lower and upper cupboard doors are all shaker style and painted externally and internally in Farrow and Ball Palmer Gray. These are also hardwearing Eggshell which is easy to wipe clean.

Garage:
To the rear of the van is a large waterproof garage made out of Hexaply.
There is a brand new thermostatic mixer shower in black at the rear of the van.
There is also a large pull-out draw to the rear of the van. This runs the length of the seating area and is a great place to store the awning rail as well as muddy walking boots. The garage also has a blown air vent which allows you to dry wet items in the garage without the need to bring them into the living area at night.

Electrics:
In the Offside seat box in the van are the electrical items. These include:

2x 150amp hr Deep cycle batteries
Brand new Imass instantaneous water heater
Solar charge controller
Mppt
240v Electric consumer board
Lpg gas manifolds and plumbing
Lpg gas indicator dial

Controls:
These are located on the side of the kitche and consist of:
Dual water guage
Propex heater control panel
Imass water heater control panel
Mppt control panel for the solar

Extras:
In the right-hand seat box is a large safe. This is capable of storing a Macbook Pro Laptop or other device. This is a really useful compartment for safe storage of travel documents or other high value items.

Exterior:
Externally there is a Fiamma F45s Awning.
On the nearsid eof the van there is a large sliding door window and small vent window as well as the LPG fill up point.
On the Off side of the van is the water fillup point and Imass waterheater vent.
On the roof are 3x roof bars and 350w of Solar.
To the rear of the van is a reversing camera and 2x barn door windows.
All the windows are privacy tint to allow you to see out from the inside but you can’t see inside the van from the outside.

Underneath:
Underneath the van is a large underslung 20ltr LPG gas tank as well as underslung Fresh and Waste water tanks.

Certificates:
The vehicle comes with a brand new Landlords Gas Safe Certificate as well as a 240V Electrical Certificate and a weighbridge certificate.

This completes everything you would need to rent it out or travel with peace of mind.
