Conversion Description

I am pleased to offer to the market ROSARIE, a former accessibility minibus owned and operated by the Poor Servants of the Mother of God. This van has been cared for as you would expect from nuns transporting vulnerable people to and from activities. The bodywork is in excellent shape and the mileage is incredibly low at just 27,000 miles!

This ready-to-go van is perfect for a couple or a family and has excellent RENTAL potential. It has 4 belted seats, a spacious dining area, a fully equipped kitchen, tonnes of storage, two sleeping options, and a hidden toilet!

DRIVING: There are two comfortable captains chairs at the front which have CTA swivel bases to allow the seats to also form part of the dining area and sleeping arrangement. The two rear seats are fixed using UNWIN rails set into the floor. Having a full set of windows allows the driver to see the road from all angles and park with ease. The centre console can easily be upgraded to include bluetooth, navigation, and a reversing camera, if desired.

SLEEPING: There are two sleeping options with a fixed, full size double bed spanning the width of the van at the back and a set of two Cabbunk bunk beds, designed to fit over the two swivel captains seats at the front of the van. Just swivel the seats towards the living area, hang the bunk beds over, and tighten! The Cabbunk bunk beds are designed for children and teenagers up to 75kg. COOKING: The kitchen area is fitted along both sides of the van and contains a 12v 50 litre fridge, a 2 ring hob connected to a LPG tank in a gas locker in the cupboard below, a large sink, and a tap with two settings and a pull out nozzle. The gas installation has been completed by a professional and signed off. Under the sink is a cupboard housing a 25 litre fresh water container and a 10 litre grey water container. The water is fed from the tank to the tap by a submersible 12v Whale pump. The worktops are made from 27mm solid oak and there is an extendable piece of worktop that can be raised up to provide extra counter-top space or to act as a table for the passenger side swivel seat.

DINING: The living and dining area is completed when the front seats are swivelled towards the rear seats and the table is attached to the rail on the wall. The table is stored by the side of the rear seats and can also be attached to the rail on the back of the kitchen cabinet to provide an outside eating option. The worktop can be extended to provide additional table space for the occupant of the passenger seat.

ELECTRICS: This van is fully off-grid with a 325W JA Mono Percium – All Black Half Cell Solar Panel, 2 x Advanced AGM 100ah 12v leisure batteries, a 30a EPEVER MPPT charge controller, a 140a Voltage Sensitive Split Charge Relay to charge the leisure batteries whist driving, and a 1500w NOVOTEL Pure Sine Inverter to provide 240v electrics. Located in convenient places are multiple 12v and 240v outlets with an inbuilt charging area for laptops and phones above the drawers.

STORAGE: There is an abundance of storage in this cleverly designed van. There are two sets of upper cabinets that provide easy access for books, clothes, and kitchen items. There is a set of three drawers in the kitchen area as well as a large, multifunctional cupboard underneath the hob. The largest storage area, however, is in the garage, underneath the fixed double bed. This space is plenty big enough for crates, bikes, scooters, and is where the Cabbunk bunk beds are stored when not in use. The upper and lower cabinets are coated in a clear lacquer to protect them and make them easy to clean.

TOILET: A Thetford 365 porta potti is hidden away by a curtain on a retractable shelf underneath the bed. Easily useable from the inside of the van and low enough to be hidden from view by the kitchen cabinets.

HEATING: An adjustable 8kw diesel heater has been installed to keep you nice and warm in the colder months and make sure you can get out and explore year-round.

FLOORING: The floor is a grey wood effect vinyl which is fully waterproof and hard wearing. It has a comfortable feel even when bare-foot and can be cleaned easily.
