Vehicle description
Our bright yellow Maxus has an exceptionally well maintained exterior, with no dents, scratches or cosmetic issues. The interior is also looking MUCH nicer than when we bought it (no more half eaten McDonalds and beef paste rolling around under the seats!) The van has a radio, CD player and electric windows. It drives very well (feels like driving a small car) – very light on the steering and a very easy drive. Very clean van throughout.

The van has recently had a full service and flew through the MOT a few months ago with zero advisories. For serious buyers, I can put a new MOT on it before sale πŸ™‚

The conversion
We started the conversion over the summer and have gotten to a point where enough is done that it can very easily be made liveable as-is, but could also still be moved about if the buyer wanted a different layout. We planned to have a static bed area with a large garage underneath. We’ve installed an IKEA kitchen (with sink and tap) and a portable gas hob which currently lives in the kitchen unit and placed on top for cooking (given the option to take it outside in the summer!) There is also space for a shower room if you’d like to allocate the space for one, and a large storage area above the cab, which could easily double up as extra bed space (or you could move the bed here if you wanted) – there is PLENTY of space under the van to put the water tanks instead.

There are 2 storage benches which are both large enough to store a fridge/loo/water tank. We have also installed 2 windows and a caravan door. There is currently no cut-through, but we have designed the van so that the area above the bench aligns with the window in the cab, so one could be very easily installed!

The layout as it is has SO much storage, so a very good option if you are looking to go full time in the van… or, if you hoard stuff like me!

What’s been done already?
– Fully waterproofed exterior – all bolts and gaps have been sealed
– Roof has been waterproofed with a 20 year guaranteed sealant
– Floor has had a waterproof membrane installed with celotex insulation, chipboard floorboards with vinyl over the top
– Walls have been insulated with recycled plastic (better heat rating than rockwool!) and cladded
– Tail lift removed (extra weight to play around with!) and back doors professionally fitted
– Cable run for electrics
– Full service and MOT

Extra bits included?
Yup! A few – if you’d like them! If not, or if you already have them, we can discuss deducting the cost of them from the sale price

– Floor and electrical plans (obviously free!)

What’s left to do?
Not a huge amount really!
– Plumbing for sink and shower (we have designed it so that it will be a simple system under the sink)
– Shower room – needs a shower tray and waterproofing (we were planning to use vinyl as we’ve seen other campers use this on the walls!)
– Cladding and insulating the ceiling – we can do this for you if you’d like before sale, but you may wish to do this yourself depending on where you’d like to attach the solar panels/run the lighting
– Connect solar panels, lights and sockets to the already installed wiring – have been quoted a few hundred Β£ to have an electrician come and do this
– Build the electrics board
– Install a diesel heater (or wood burner! there’s room for it!)
– Decorate to make it your own!

What we haven’t bought/won’t be included
– Batteries
– Heater (we couldn’t decide what we wanted)
That’s pretty much it!

Beds Description

The fixed bed is a standard sized double, and can comfortable fit 2 adults, the other option is above the cab, which would currently happily sleep 1 on a single mattress, but with a small support beam could sleep 2 adults
