Detailed Information
Vehicle Description

1 Previous owner. (Lease company)
Bulletproof 2.2 diesel giving approx 32 mpg. Euro 6 ULEZ compliant.
Only 53000 miles with FSH
This being the 2.2 engine, it has masses of power and does not have a cam belt so there are no worries with this, has a cam chain which is good for the life of the engine. [Unlike the 2.0 version which you will find struggles uphill and has a cam belt!]

Lovely smooth 6 speed manual gearbox
Drives perfect
All good tyres with full size spare.
New MOT until 28/2/25 and just serviced!

I am away at the moment and will be back beginning of March.

Features: Cruise control, built in reversing camera, parking sensors, PAS, AC, remote central locking, electric windows, Hill start assist, trip computer, Bluetooth, sound system, voice control.

The whole van has been very well looked after and is exceptional. Bodywork is as virtually mint. You will not find a cleaner one!
Even the interior and the seats are like new.
Just had the outside t-cut and polished up: paintwork is gleaming!

I went a long way to try to find a clean van as I didn’t want to waste a ‘high end’ interior on a less than perfect van.

Conversion Description

Just reduced to £34,995. Absolute bargain.

Van was newly converted previous winter and we have used it throughout the summer so it is still in as new condition. This is the second van I have converted learning a lot from the first one I did.

Please be sure to read the whole advert if you want a truly ‘off grid’ comfortable van that’s been newly converted:

Versatility:
The van is suitable for couples and one friend with the sofa seat set up. The sofa seat can quickly convert into a 6 foot single bed for an extra adult. I have slept on this very comfortably.
Takes 3 minutes to do.
The sofa can also be used as a chaise-longue

The van is totally ‘off grid’. We did two week trip in which we relied just on solar panels and the DC to DC Charger which runs from the engine. The leisure battery showed no signs of dropping voltage even though we are running a 12 V fridge constantly and we have loads of lighting, 2 x fans and other electrical equipment including USB outlets etc.
I probably went overboard with the solar panels and the size of the battery however this means we have never had to pay for a campsite. Since setting it up I’ve never had to use a 240v charger for battery. Campsites now are often charging between £50 and £80 per night so without needing any electric hook to charge the battery, this is obviously a huge saving which is ongoing.

There is enough room on roof to fit another large panel, probably 250w or even larger.

I will try to list everything I have done to the van but will no doubt miss some things out:

Sound deadening:
Dodo Matt to all panel. (£100)

Thermal insulation:
Fully insulated walls floor and ceiling with Kingspan and water repelling insulation ( recycled plastic bottles) stuffed into various struts where Kingspan would not fit

Foil damp proof membrane to interior (total £300)

Electric/Gas
2 x 175W monocrystalline solar panels. (£350)
(I stayed clear of polycrystaline solar panels as they are not as efficient as mono)

Victron mppt 100/20 amp solar charge controller. (£150)
Victron 12/12 dc to dc 30amp charge controller (£220)

100ah leisure battery

2 x 10 way fuse boards 12 v

240V mains supply inlet

240V mini consumer unit with 2×16 a RCD protected breakers

2 x 240V switched socket outlets

Truma 4E 240v/LPG gas combi heating system. (£1450).
This is the market leading system fitted on £80k plus new campers and caravans giving hot water and heating for the van. ( I wouldn’t have anything else and have installed the same system in my new van )

20ltr underslung LPG tank and fittings. (£540)
This cost me a fortune but will save loads rather than refilling calor gas bottles

LPG level indicator

Cill mounted filler cap

High quality Spiniflo 3 burner stainless steel gas hob. (£280)

45 litre 12 v compressor fridge. (£390)

4 x double usb outlets

Ceiling LED spotlights

LED Kitchen and over seating lighting

2 x bedside LED steel spotlights

Maxxair fan. Reversible, remote controlled and SUPER QUIET! Can be opened and used even in the rain which is when you need it to keep condensation down. This is the market leading fan (£340)

(All electrical plumbing and heating items were bought new )

Water:
Huge 125 ltr internal fresh water tank

Underslung waste water tank. (75ltr???)

Separate 25ltr internal DRINKING WATER tank with pump, separate tap with momentary switch by sink.

Thetford C223CS toilet with swivel bowl and electric flush. (£385)

After having problems with the flimsy plastic shower base in the last convention, I have installed a wet room in this using wet room boarding, tanking solution and tape and then mosaic tiles fitted using flexible adhesive and grout.

Shower interior is 2 mm industrial wipe clean upvc panels all round.

Shower rail and curtain

Bathroom fan

Matching grey/ silver tambour door for bathroom. (£225)

Cabinetry:
All storage cabinets and shower enclosure etc have been made using 15mm LIGHTWEIGHT caravan ply.

Kitchen units with locking soft-close drawers

Kitchen worktop is 12.5 MM Zenith solid surface worktop: totally waterproof. ( This material can be submerged in water so no problems with water ingress and subsequent swelling! ( £350 per length)

Brushed steel designer mixer tap and expensive deep undermount stainless steel sink. (£190)
Inset bamboo chopping board.
( In my previous van I had a Thetford hob sink combined, very thin and flimsy and sink was too shallow.)

Tiled kitchen splash back with flexi adhesive and grout

Flip up extra worktop at end of kitchen run.

All top storage boxes have gas filled struts and are fully lined

General
The fixed bed is constructed of timber slats with memory from mattress. ( The mattress is brand new, never been used )

Fire extinguisher and carbon monoxide/gas detector

Both side windows have sliding openers

There is a huge ‘garage’ under the bed with lighting and access to all electrics, water pump etc..

The removable bench sofa seat has huge storage underneath. The cushions are made from a Next sofa we acquired and had them cut down to suit and professionally covered, very comfortable for 2 or tilt the drivers seat forward and can be used as a chaise-longue type seat. (See photo)
Nice feature to have a fixed bed AND a comfy 2 seater sofa with view outside side door!
The sofa converts into a very comfortable single 6ft bed. takes about 3 minutes to setup.
Seat base covers are removable for washing.

Removable fully adjustable Lagun style multi swivel table. (£125)

Heavy duty LVT flooring throughout. (£40 per sq mtr)

Colour coordinated black out curtains all round

Feature painted timber ceiling with black spacings and inset LED spotlights, and curving round over head of bed. Flexible stainless reading lights over bed.

Weight:
Had the van on a weighbridge
As I was taking a bucket of scrap metal they did not give me a certificate.

Came in at 2780kg

As you will see if you have looked on this website, there are a few vans of this age, may be a little cheaper than this one. Please bear in mind the condition the mileage of the van and the quality of the interior. If you’ve been looking for a while you will know there is a lot of overpriced rubbish out there! Everything has been done on this one to a very high spec using market leading products as I was originally keeping it for myself. (However, I couldn’t resist the offer of a 22plate van at the right money! ) I was so please with this van that my new van has the exact same layout and more or less all the same figments. You could live full time in this van! In fact my previous van which had the same spec is being lived in full time.

When comparing please compare ‘like for like’
Do others have the market leading Truma
LPG/240 V heating and water system? Many just have the cheap Chinese diesel heaters that are on the market, and possibly an inadequate water heating system: some of the gas water heaters you will see in vans can only be used outside or with the doors open.

Do they have fitted underslung LPG tank?
( So much more convenient than swapping calor bottles and costs approx 1/4 the price to fill!)

Do they have the top of the range super quiet Maxxair fan or an usable cheap version such as Fiamma?

Do they have a proper cassette toilet or just a porta-potty?

Do they have a proper shower enclosure in the van or is it some system that hangs out of the back of the van doors?

Do they have a truly ‘off grid’ system?

Do they have a fixed bed AND comfortable seating area?

Please feel free to look at others of a similar age mileage and condition, check out the quality of fitments then come and look at mine,

I’m convinced the first person to see it will buy it!

POLITE NOTICE:
No tyre kickers/ joyriders. No, I will not be giving it away. I will not be responding to silly offers made by text or email. If you are serious about getting good camper you would need to see it.

Vehicle is located in Kirkham near Preston. A good long test drive is available on production of insurance certificate or I can take you on a nice long test drive if you don’t have insurance and maybe let you have a drive on some spare ground. I am happy to collect you from Train Station which is just around the corner if you wish to view. I have more pictures available including some that were taken during the build.

The vans v5 registration document is in my name and the address shown on it is the address at which it will be viewed. I can prove who I am with photo ID and address ID showing I have lived in this address for 10 years.
Also got the wallet containing service history book, owners manual and spare key etc.

I have instruction manual that I produced that I gave my daughter when she use it. This will be useful for the new owner so I will give a copy to whoever buys it. I will also spend two or three hours with the buyer going through various aspects of the van including how it was built, wiring systems, plumbing systems etc which are all useful things to know if you own one of these, and as with my previous van will be at the end of the phone for the inevitable questions you will have for the first few weeks using it.

As mentioned earlier I am away at the moment so the van is not able to be viewed until about the 12th March, however I am willing to answer texts or phone calls in the meantime if you have any questions

AA / RAC inspection welcome.

Thanks
Andrew
