As full time 50+ travelling nomadic house sitters, we converted this van to a high standard with lifestyle in mind. It was built for stealth (no side windows but two opening rooftop skylights) and comfort for longer term off-grid independence. We’ve successfully parked in cities undeterred overnight. Full blackout and we even have 2 headphone connections to watch movies or listen to music with no noticeable sound.

This is a rarer L4/H3 model allowing for large bike and storage garage, huge overhead storage above bulkhead and plenty more space throughout. Functional, practical kitchen with full size sink, pull out table, and permanent bed with standard, very comfortable double mattress with shelving and storage. This area doubles as a relaxing TV watching area and due to van’s extra height you can sit without slouching on bed. This really is a perfect van for taller people as you sleep on a full length bed (not crossways), and can stand in the kitchen / living area with normal height kitchen surfaces and overhead cupboards.

Our van is perfect for travel adventures, off grid living or hooking up at a campsite through all four seasons. We’ve stayed in temps as low as -8 on edge of the French Alps during winter. For eco-conscious travellers, this van has been very well insulated with high quality breathable sheep’s wool and constructed with toxic free paints and adhesives.

After completing our conversion last August, we spent a full month touring Normandy, France, before settling into a house sit in Burgundy when lock-down started. We have just returned to UK to reluctantly sell our van, having recently become French residents and deciding to settle in one place for a while.

Everything is less than 9 months old – all technical paperwork available.

We are currently in Uttoxeter heading to Burnham-on-sea, south of Bristol on Friday 16th where we will be over the weekend, then to Bracknell, Berkshire. The van is for sale pretty much ready to go with kitchen and bedroom accessories, duvets and linen included.

Construction / Insulation
===================
Our van was insulated with a mix of hard 30mm Recticel floor insulation and soft breathable untreated sheep wool in the walls and roof space, which has provided excellent natural thermal and sound insulation. The sheep’s wool insulation was purchased from Insulation Superstore and was the 100% pure sheep wool with no chemical treatment.

Even in minus temperatures in the Alps over winter, we’ve been warm and toasty. The kitchen floor is hard wearing, easy clean laminate and the garage has been fitted with equally high quality easy care vinyl in a metallic look finish. All areas of the van have been insulated. The walls and ceiling are pine tongue and groove cladding (painted with toxic free products).

Internal electrics
=============
As many systems as possible have been designed to run off 12V power for off-grid independent living providing maximum power efficiency. Extractor fan, fridge, heating system, water pump, lights are all 12V. There is a 240V inverter to run the TV and power points (eg charging laptops). The fridge can also run on 240 volts when hooked up to mains power, or when the van engine is running.

Heating System
============
PROPEX heat source HS2000 heater runs from large 13kg propane bottle that operates cooker. Thermostatically controlled, very efficient and heats van very quickly even in minus temps. Exhaust vented to outside of vehicle. We have used van for approximately 60 days during Autumn and winter, for cooking and with heating and still have approximately ½ tank of propane gas. 13Kg goes a long way!

2 x Fiamma 70 litre fresh water tanks connected together to provide 140l of fresh water – ideal for up to a week off-grid (made for easy cleaning)

1 x Small grey water tank below sink either removable of with accessible drain valve.

We had planned to install a shower at rear of garage and can explain how we would have done this. This is still possible as space for the shower water heater remains in garage area.

Kitchen
======
The kitchen area is important to us so we chose a larger L-shaped design which provides plenty of worktop space and storage. It includes a high quality Thetford dual gas hob, a 50 litre silent compressor fridge and a full size kitchen sink with drainer. After much consideration we opted for a functional high quality laminate square edge worktop that won’t scratch, warp or stain. The kitchen is a smart, modern area in navy and white, with cooker splash back and magnetic wall board and accessories. There are 2 drawers and 3 overhead cabinets (plus additional bulkhead storage), with separate kitchen lighting, extraction fan and opening skylight with bug screen.

Large spacious and well organized garage area, which is accessible from inside van (below table and bed) and via rear doors. Fitted with rails and clamps for 2 x bikes (see pictures) – quick access only requires front wheels to be removed and stored. Lots of storage room, hanging space, access to inverter (also thru kitchen hatch), water tanks, water pump, fuse panel etc. Boarded, insulated and finished in grey paint with vinyl flooring for easy cleaning.
