Roots is a 2016 VW caddy maxi, originally bought in 2024 to convert into a small camper, fast forward a year and she is finished ready to sell.
Cosmetically outside the van, Roots has kept all original features from factory and is in good clean condition overall, obviously, normal small marks or stone chips happen and are present.
Roots has full service history up to 80,000 miles from VW, stamped in the book
Then receipts for service work (due to covid) until I took ownership last year and the book has been stamped again now.
All major works carried out;
Cambelt kit/Water pump – 20,000 miles ago, late 2020
Glow plugs – 15,000 miles ago late 2021
Clutch fitted @ 93,000 miles, late 2019
The van has been remapped to 150bhp but does have a 75mph limiter on. This has never been a problem to myself. The van returns around 55mpg, so very cost effective.
I am the 3rd owner of the vehicle, the first 2 owners were the same people but he initially leased the van then took full ownership after the lease had finished.
DAB and Bluetooth for calls and music.

The conversion – the build is new and has not been slept in.
• Sound deadened throughout using Kilmat.
• Recycled plastic insulation, this doesn’t hold moisture like some other insulations and isn’t an issue to breath around.
• Grey four way stretch carpet has been used around metal frame work, the doors have not due to, when being open they would be open to the elements and would deteriorate very quickly.
• Ply wood has also been covered in grey four way stretch carpet, with nice double lined stitches down the one side to give it a more custom feel.
• The bulk head has been adapted with window cut into it, and carpeted.
• The left hand side and the roof has been finished in wooden cladding and stained.
• The floor has been dressed in sage self-adhesive tiles and edged with a flexible rubber trim.
• The bed has been made with a light weight ply and has a user rating of 300kg
• The bed is 6.2 feet in length and 3.7 feet wide when as a full bed, this is just shy of a double bed, with plenty of under bed storage.
• The mattress is made from 3 inch, high density foam finished in a thick mottled upholstery material, the back rest are linked together then they open up to make the bed when it is pulled out.
• The cabinet has 3 cupboards and 1 small drawer, which is painted in a wipeable/durable pale green and finished with black T trim.
• The bamboo sink sits flush with the unit and has a USB rechargeable tap connected to a 5 litre water container as well as a 5 litre waste container.
• Mounted to the cladding above the unit, you have 2 USB sockets and 2 USB C sockets, the switches are just right of them. There is also a 12V socket in the unit.
• In the roof you have 4 black, warm LED lights which is ample for a van of this size.
• All electrics in the conversion are powered by a 100ah leisure battery which is mounted under the false floor behind the passenger seat, this is boosted by a split charge system which will charge as you drive.
• The blinds for the build have been custom made to fit the van, again in a mottled material and lined with thermal black out. The front blind rolls up and is fastened and the rear blinds are magnetic for quick and easy mounting and removal.
• The rear doors are now able to be opened from the inside due to a nice leather strap.
• There is also a fire extinguisher to the rear just in case you ever needed it.
