The van is an ex builders van, so it does have dents and dings around the body and on a couple of the doors. It also has scratches etc but from a glance it’s not a completely shabby vehicle. In the living area there is no sign of any of this, as the van hasn’t been damaged since we converted it in 2022/23. The cabin interior is in fair condition, with some marks on the seats and an old stitched repair to the drivers seat. The sun visors hang low but are in working order.
Mechanically, the van hasn’t given us any trouble in the 2 years we’ve owned it. We don’t have service history from before we owned it but we have had it serviced 3 times, most recently in December. The MOT is due in July, at the last MOT we spared no expense to get the van through a clean MOT with no advisories. The van currently needs new brake pads, possibly a new brake disk, as there is squeaking when braking. We have it booked in for the 19th March for this work to be done and will not sell the van until we are satisfied the work is complete and there are no known mechanical issues. All receipts from our time of owning the van are available.
Our van is converted with the intent of being self-sufficient. We lived in the van for 9 months very comfortably, from July 2023 to March 2024, and has all the comforts of a typical flat (except a washing machine!)

Under-bed garage area housing the electrics, water tank and pump, and 5kw diesel heater with separate diesel tank to keep you warm for days in winter.

Gas specifications:
32L underslung LPG tank, giving a very long time between refills (from an LPG petrol station) – we have adaptors for different EU countries to provide.

Gas was inspected prior to first fill-up by Autogas2000 in Thirsk in July 2023. This was not a landlord gas-safe inspection but a gas-leak inspection and installation check.

Van weight:
When we moved in to the van, I had it weighed at a weigh bridge. The van, plus all of our belongings, tools, a tank of diesel, the 20kg dog and the 80kg driver weighed 3.4Tonnes. We estimate that we had approximately 100kg of belongings in the van at the time. Therefore we would estimate the empty van to be approximately 3.2Tonnes.
Please note, while we are keen for a quick sale we are not ready to sell the van until the 19th March as we are having new brake pads fitted and would not sell it without this being completed first. We will welcome viewings at any time until this date.
The bed is set up as a permanent double bed, although can extend along the van to create a superking sized bed that is as wide as a double is long! It’s a memory foam mattress and the sofa cushions (made from another memory foam mattress) form the extension.
