Conversion Description

***REDUCED PRICE from 25K to £22,995!***

“Roxy the Boxy” is a one of a kind home on wheels, with a bright and colourful rustic aesthetic – hand built by ourselves in 2021, and is unfortunately now up for sale due to unreconcilable differences with my partner.

She is a MWB Volkswagen Luton 2.5L TDI diesel van first registered in 2005, previous owners were a House Removal company that would drive between England and Spain, and their warehouse was next door to a commercial vehicle specialist garage, so she was incredibly well looked after. There is part service history, and had a full service in the last month. THIS IS DRIVABLE WITH A STANDARD UK LICENSE AS IT SITS BELOW THE 3.5t LIMIT. He has a unlaiden weight of 3160Kg and a weight certificate to confirm.

We did a 4 month conversion project over winter and have travelled around the UK and to Mallorca in her. We have lived in her very comfortably for a year, with a diesel heater ready for the winter (with a separate 10L tank – lasts ages, sips diesel), Deluxe fully auto Maxi Fan for ventilation in the summer, Skylight in the bedroom with black out/fly screens and a gas boiler to enable hot water on the go. The 4 square stable doors can be opened in any arrangement to provide an amazing look out to the view, while still maintaining privacy. She has been properly insulated with 50mm rigid Celotex insulation and all the correct barriers and is mainly built of out reclaimed materials to create a rustic aesthetic.

Her most unique feature is a fully working mechanical tail lift, which provides both security for the back entrance, and provides a private garden area, as it is laid with artificial grass, and shaded by an extendable 1.5m awning.

Roxy sleeps 3 as she has one fully fitted memory foam double bed in a separate above cab bedroom with a sliding door for privacy, one single bed that is folded down from a table and seating area, with extensive storage above and below. All cushions were also handmade and completely original.

The bathroom consists of a deluxe shower with two heads (one which can go through the porthole and you can use from the outside), and a portable toilet which stores away when you want to use the shower. The toilet has a 15L rinse tank and 20L black tank (fully removable).

The kitchen is fitted with a unique epoxy worktop filled with coins around the world, and houses a vintage style copper sink and extendable faucet. There is plenty of storage for food, pots, pans, and even features a cupboard that doubles as a drainage shelf. There is a pull out chopping board to extend the already generous kitchen worktop area. The cooking facilities include a removable unit with two gas hobs and grill, as well as a small but efficient caravan gas oven. The fridge is a 67L 240V electric, A+ energy rated.

Now for the fun part: Roxy features a full surround sound system (with 2 of the speakers in the stable doors so they can open outwards) a subwoofer, built in car stereo to connect Aux/Bluetooth, as well as a full HD projector with a 2-way screen (*think outdoor cinema), secret hiding space for a PlayStation/Xbox with an HD input and another 24inch HD TV built into the wall on an extendable arm for those rainy days in. Full lighting system which consists of 3 LED Spot lights, RGB LED strips under the worktop, surrounding the windows and above the back doors, and 2 LED bedside lamps in the bedroom.

Roxy is powered by our three rooftop solar panels, totalling 400W through a 20amp Renogy MPPT solar controller, charging her separate leisure battery which is a Marine 190amp AGM 12volt battery. The panels are accessible from the skylight in the bedroom. There is a smart charger to plug in and charge from the outside with a standard 3 pin caravan plug or UK plug and there is also a voltage sensitive relay from the alternator so when she is moving both the leisure and van batteries are charged. All electrics were fitted by a qualified electrician and have been without fault. For 240v there is a 1500/3000watt DC-AC inverter. The electrics/fuse boards are all built and wired onto a pullout custom built draw under the stairs. Complete with battery/water/waste gauges, diesel heater controller, switches and kill switch.

There are two openable sliding windows with shelves either side of the living space, as well as a secret door that takes you into the cab area for easy access when entering the vehicle. Underneath the van there is more storage space, and access to the 100L fresh water tank, and 25L grey waste tank. The water pump is a 30PSI 10L/per min. Plenty of pressure for the kitchen and shower.

She has a GPS tracker/motion sensors installed too as well as door contact sensors on the main doors and internal cab door. There is also a motion sensor, smoke and Co2 alarms.

We will be leaving lots of extras in here including a 4K Fire Stick, 800w portable petrol generator, welcome pack of goodies, hoses, cables, WIFI box (just requires a data sim) – then you have WIFI in her on the go and plenty of more extras!

She is now in the UK, I have just driven her back from Mallorca, Spain on Monday 4/04. Done the drive in 2 days, over 850 miles. She honestly will be the best travel companion you’ll ever need! She would be perfect for travelling the UK, EU this summer and even better, what about the festival circuit this summer!

She drives like an absolute dream, starts every time 1st time and we haven’t heard a murmur from her the whole time we have travelled and lived in her. Roxy is full of more hidden surprises which will be shared. Whoever gets her will be very lucky to have her!
